Features

Every deal, beautifully handled.

Built around how an Illinois closing actually runs, from accepted offer to keys. You stay in control; your clients stay informed.

For you, the agent

Run every file from one calm dashboard.

Illinois file template

Open a file with milestones, key dates and contingencies laid out from common Illinois practice, then add custom steps for any deal.

One-tap updates

Mark a milestone Done, In progress or Issue. Your client sees the change immediately, with what happens next.

Deals at risk

See which files have overdue steps, approaching deadlines or open issues, so you know where to spend your day.

Checklists and document requests

Ask clients for exactly what you need and track what has arrived. Documents are stored encrypted.

Reminders

Deadline and task reminders for you and your clients, plus automatic status emails and opt-in texts.

Messages and two-way texting

One message thread per file. Send as a text to opted-in clients; their replies land back in the same thread.

Your contact page and leads

A public contact page with your brokerage and a lead form designed to avoid questions about protected characteristics. New inquiries arrive in your leads inbox.

Export anytime

Download your files as CSV or ZIP. Your data stays yours, even if you leave.

Activity log

A record of who viewed or changed each file, for your peace of mind and your brokerage’s.

Less typing, fewer calls

Updates that write themselves. You still decide.

Every suggestion waits for your approval. Nothing reaches a client until you say so.

Voice dictation

Tap the microphone on your phone and say what happened. You get a clear client update in each client's language and suggested timeline changes to review. Recordings are not stored.

Email forwarding

Forward a lender, attorney or title email to your private address. The Closing Atelier suggests the timeline update; you approve it. Full emails are not kept. Connecting Gmail or Outlook directly is coming later.

Weekly client summaries

Every Friday a short summary is drafted for each client: what got done, what's next and what we need from them. Approve it with one tap and see when your client has viewed it.

"Today" screen and phone alerts

Open the app to a list of what needs you today: overdue steps, waiting messages and drafts to approve. Optional phone alerts with quiet hours.

Inspection and sewer-scope summaries

Upload the inspector's PDF report and get findings grouped by safety, major systems, maintenance and cosmetic items, with rough Chicago-area cost ranges for planning only. Get quotes from licensed contractors.

Contractor quotes

Invite contractors to quote on the items you choose. They see only those items and the city, never your client's details. Compare quotes side by side, with links to check licenses before hiring.

Appointments and reminders

Schedule inspections, appraisals, walk-throughs and closings. Each attendee gets an invite (.ics) and reminders 24 hours and 2 hours before by app, email or, if they opt in, text, and can confirm or ask for a new time.

Google Calendar sync

Optional: appointments and dated tasks go to a separate "The Closing Atelier" calendar, and changes you make in Google come back to the app. Disconnect anytime. Clients and inspectors can add invites to Google, Apple or Outlook without an account.

Guided start

A short checklist, a sample deal to practice on and CSV import for your current files, so you are set up in an afternoon.

Estimates and contractors. Inspection and sewer summaries, and any cost ranges, are rough planning estimates only. They are not an inspection, a contractor's bid, or professional advice. Contractors who quote are independent. The Closing Atelier does not recommend, employ, or guarantee them. Check the contractor's license before hiring.

Automated summaries. Some summaries are created with the help of automated tools and may contain errors. Always review the original report.

Fair use each month: up to 300 dictation minutes, 1,500 forwarded emails and 20 inspection or sewer-scope summaries per agent, with no overage fees. Summaries and cost ranges are informational only. Anything that looks like bank or wire details is blocked and never stored.

For your clients

A private portal they'll actually use.

Buyers and sellers sign in free with an access code or a one-time link. No app to download, no password to forget.

  • Stage timeline and progress bar from contract to closing
  • Next steps written in plain language
  • Key dates and appointments, with calendar invites (.ics) and an "Add to Google Calendar" link
  • Confirm an appointment or ask for a new time in one tap
  • A weekly summary of where things stand, in their language
  • Documents to view and upload, plus simple e-signatures
  • Checklist of what to bring and what to do
  • Messages to you, and optional text alerts (reply STOP anytime)
  • English, Polish and Spanish

If a subscription lapses, clients keep read-only access to their file.

Why it means fewer phone calls

Most status calls are one question: "Where are we?"

When clients can see their progress, their next step and the date that matters, they stop wondering. You spend that time on your next listing instead.

Try it on your next deal

Privacy and security

Discreet by design.

A closing file holds personal details. We treat it that way.

Two-factor sign-in

Every agent account uses two-factor authentication. Sessions time out automatically.

Encrypted documents

Uploaded documents are encrypted at rest (AES-256-GCM) and checked on upload.

Strict separation

Each agent’s files are separate, and each client sees only their own file.

Consent-based texting

Texts go only to people who opted in. STOP and HELP work as expected, with quiet hours.

No ad tracking

Only the cookies needed to keep you signed in. We do not sell personal information.

We never ask for passwords or codes

No one from The Closing Atelier, and no agent using our app, will ever ask for your password, your sign-in or two-factor codes, or your bank details by phone, email or text. Never share them. If someone asks, do not respond and contact theclosingatelier@gmail.com.

WIRE FRAUD WARNING: The Closing Atelier will never send, request, or change wire instructions. Before sending any money, call your attorney or title company directly at a phone number you have independently verified (not one from an email or text). Never act on emailed or texted wire instructions or changes.

If a security incident happens

If we learn of a security incident that affects your personal information, we will act quickly to contain it, tell affected people without unreasonable delay and as Illinois law requires, explain what happened and what we are doing, and notify the Illinois Attorney General when required. Agents will be told about incidents affecting their clients.

What we collect

We collect only what is needed to run your closing timeline: names, contact details, transaction milestones, documents and messages. We never sell personal information and never use it for advertising. Documents are encrypted at rest, agents use two-factor sign-in, and each client sees only their own file. We do not collect Social Security numbers, bank or routing numbers, wire instructions or biometric information, and the app blocks them in messages. See our Privacy Policy for details and your choices.

The Closing Atelier is software for organizing and sharing transaction status. Nothing on this website, in the app, in our guides or in any message from us is legal, tax, lending, accounting or financial advice, and it does not replace your attorney, lender, accountant, inspector or other professional. Your contract and your professionals control. Please ask them about your specific situation.

Close with elegance.

Try the core tools free for 7 days, no credit card needed. The trial is limited to 1 active deal; full features require a subscription (see what's included).

WIRE FRAUD WARNING: The Closing Atelier will never send, request, or change wire instructions. Before sending any money, call your attorney or title company directly at a phone number you have independently verified (not one from an email or text). Never act on emailed or texted wire instructions or changes.
